Time, Money & Expertise, Hyatt Place Wilmington / Riverfront

This was a job that came down to time and money – and if you think about it – aren’t all jobs really, at their core, about that?  Of course you want the best crew in the business and the best customer centric company to work with on a project like this but it really comes down to time and money for that expertise.

So when GGA Construction calculated it would be faster to use scaffold rather than high reaches to complete the exterior of this large job at the Hyatt Place Wilmington / Riverfront, they called Wilmington’s scaffold leader, Pinnacle Scaffold, to do the work.

At first, they thought the expense of scaffolding the entire side of this six story building might be prohibitive but once they calculated the many moves, days and sections using other methods they realized that with Pinnacle they actually saved time and money.

They realized that with scaffolding they could rock multiple trades simultaneously to do the work quickly and efficiently as opposed to one trade at a time with high reaches.

Pinnacle and their main man, “the honorary Mayor of Delaware”, Tony Pini, also designed a way to tie into the windows using compression ties instead of the traditional method of tying directly into the exterior of the building. This allowed the entire side of the façade to be open and accessible for the different crews to work uninhibited to get the job done as quickly as possible.

And like I said above, isn’t that what it’s all about?  It just so happens that Pinnacle has the best leader and crews in the business as well – so double win for this Hyatt Place Wilmington / Riverfront Hotel!

Pinnacle Scaffold came in with system scaffold that was roughly 300’ long by 60’ high, decked in at every level to allow total access.  And once this side of the building was finished they dismantled and moved the scaffolding to the opposite side.  At the time of these photos we had scaffolding around the end as well – with a trash chute.

This is all part of the Wilmington Riverfront redevelopment that has brought several hotels and restaurants to the waterfront.  When it’s completed, the hotel will feature 114 guest rooms, a 12,000 SF banquet center with 4,000 SF of event space.  It also puts patrons just a stone’s throw from the picturesque Christina River and within walking distance of trendy shops and fine dining.

This hotel and other new developments are going to be a boon for the nearby Chase Convention Center.

Pinnacle Scaffold combines elements at the University of Delaware’s Colburn Laboratory

Great chemists know the correct elements to combine to build a perfect compound.  Well, Pinnacle Scaffold knows the perfect combination of scaffold, debris netting, stair towers, tie-ins and sprinkle in tremendous skill to create the best working platform in the business.

Pinnacle provided this super sturdy scaffolding for crews to get access to the entire façade of the Colburn Laboratory building on the University of Delaware’s campus in Newark, DE.

Masonry crews were doing a complete restoration project and needed decked in levels to get at every inch of the exterior.

These photos were taken while crews were erecting the scaffold but we did add debris netting to the entire project.

We are proud to be a part of this job on the UD campus.  The job went off on time and in budget.

Scaffolding South Academy Street Residence Hall – University of Delaware

Pinnacle Scaffold erects a monster at the University of Delaware.

There’s really no other way to say it.  This job is big!  Look at the photos.  It’s over 1800 lineal feet of scaffolding encasing 143,000 gsf of new student residences at the University of Delaware in Newark.

Who was big enough to take this on?  Who was bold enough to create an access and working platform for multi-trades at every level at all times all around this structure?  Who could the GC rely on for constant changes, updates, and a moving target of issues from a multitude of vendors?

Only one man could pull this off – Mr. Anthony Pini!  Now, I have to say there were a ton of other people involved who helped make this a reality (his head tends to grow to Guy Smiley proportions when I pump him up).  But in all seriousness…

Pinnacle Scaffold was called in because they have the ability to move quickly, efficiently, and bring projects in on-time and under budget.

And truthfully, when there are multi-trades all over the scaffold each trying to get their time in to finish the job you want a man like Pini to handle the details and changes that all of these companies need to finish their parts.

But let’s stop blowing sunshine up the owner’s mighty derriere and focus on the incredible scaffolding all around this building.  Wow.

South Academy Street Residence Hall will provide 531 beds for first year students. Located directly north of Hartshorn Hall, the SARH will be the final component of the East Campus Housing Program and is scheduled to open in August 2017.

You can see the vast amount of system scaffold all around this job all to give a multitude of trades and craftsmen access to the entire façade at all times.

We’ve got stair towers, ladders, debris chutes, overhead protection you name it – it’s out there.

There is a lot going on!  This is a busy construction site and safety had to be of the utmost priority.  Each day over 200 workers descend upon this building to install windows, siding, brick, steel, run cranes, lifts, electrical, paint, and more.

Anthony Pini and Pinnacle were brought in because they knew how to design an intricate access plan around this huge building.  He knew how to get all of the clients just what they needed.  He kept everyone happy and kept the project on-time and within budget.

Alternate Design Solutions did a great job with the engineering drawings for this project.  We need to give them a shout out.

Some of the challenges that had to be over come included not just pleasing one client but 7-8 at all times from the GC to the subs, the window guys, the masons, the carpenters, electricians, everyone.

The chimney scaffold was also very difficult to layout and safely give crews access but PSC did it.

Even the building’s layout of a zig-zag pattern in the front was a challenge.

Scaffolding & Access at St. Mary’s Episcopal Church, Wayne, PA

Pinnacle Scaffold was called to St. Mary’s Episcopal Church in Wayne, PA to provide masonry crews access all around this incredible house of worship.

Pinnacle is the go-to scaffold company when you have work with historic structures.  We pride ourselves in our ability to erect scaffolding without leaving a trace.

Crews are repointing and replacing stones in the exterior walls (and then anchoring them to the interior walls for stability), as well as replacing coping stones and doing parapet replacement.

Pinnacle is providing them the access necessary to get the job done!

St. Mary’s Episcopal Church was completed and consecrated on Easter Day 1890.  Over time, the mortar wears out and the stones shift and crack, necessitating their periodic so repair/replacement.

We needed to gain the masonry crews complete access to the façade and roof area.  The biggest challenge was erecting the scaffold like a Christmas tree with different levels at different points, following the profile of the building.  Take a look at some of the pictures.  I’m going to walk you around the building… A visual tour – if you will.

As with all of our historic jobs, we take great pride in getting in and getting out without a trace.  You can see how we carefully use pressure mounts to lean against the walls and roof areas of the church.  We are also very cognizant of where we place the scaffold on the grounds.

We used system scaffold with several stair towers for access around the property.

Scaffolding Delaware Landmarks

Pinnacle continues its march through the historic district and landmarks in Delaware. (see our post on the Josephine Fountain) We are proud to help our hometown renovate and refurbish these incredible statues and edifices. We pride ourselves in being the very best at getting crews access to historic structures without leaving a trace – and this statue is no different.

Located in the heart of downtown Wilmington, DE (Rodney Square) stands a statue to Caesar Rodney, an American lawyer, politician, signer of the Declaration of Independence and President of Delaware during most of the American Revolution.  The monument commemorates Rodney’s ride from Dover to Philadelphia on July 1-2, 1776 to cast a tie-breaking vote for the Delaware delegation, and thus ensuring Delaware’s support of the Declaration of Independence.

And around that statue is scaffolding erected by Pinnacle Scaffold, also from Delaware, to help crews get access to the entire statue for renovations. The statue was created by James E. Kelly and stands in the front of the square.

Our crew took the utmost care to design, deliver, erect scaffolding that would allow renovation crews the ability to refurbish the base, (repointing, cleaning), shining and polishing the statue and bringing the monument back to its former glory.

We also added debris netting for containment while the guys did their work.

More on Rodney square: Rodney Square presently includes green space with landscaped borders, paved, perimeter walkways, cast stone walls, stairs and balustrades, and 12 bronze lanterns. Two concrete fountains flanking the west steps serve as a memorial to William Poole (1853-1918), a descendant of an early Quaker family and former head of the Wilmington Fountain Society.

Pinnacle Scaffold provides support for renovation of Josephine Fountain

The well-known feature at Brandywine Park in Wilmington, DE has been taken out of operation and is undergoing a major restoration project.

The Josephine Fountain, which was dedicated in 1933 and named after the late wife of Attorney Joshua Ernest Smith, has sustained significant structural damage after severely cold weather in the winter months.

Pinnacle Scaffold was brought in to aid in the restoration process because of our flawless track record dealing with historic buildings, statues and artifacts. It takes a scaffolding company like Pinnacle to make sure the project is done right and everything remains the way we found it.

Here you can see the scaffolding we erected to get the renovation crew to their designated elevation. We used system scaffold and decked it in on 3 levels (where the crew will dismantle the statue). We took the utmost care while assembling to make sure nothing was harmed.

The park brought in surveyors who discovered it needed critical restoration work.

The work will require the statue and fountain to be disassembled and temporarily located off-site for the work the commence. It should be completed by summer of 2017 when it will be brought back to it’s original glory.

And here’s a bit of history for you: Ernest Smith, who donated the nearby cherry trees in 1929, gave the fountain as a memorial to his wife, Josephine Tatnall Smith, following her death in 1931. After the fountain’s dedication in 1933, the entire area was designated “Josephine Gardens.”

Holy Ghost Prep School – scaffolding, stairtower, trash chute, debris netting

Today’s challenge was to erect a scaffold, stair tower, trash chute and debris netting on the clock tower at the Holy Ghost Preparatory School, built in 1897, without disturbing the masonry or upsetting the landscaping.Luckily Pinnacle Scaffold specializes in working with historic structures. (see our webpage for examples)  We were honored to work with the good people at Holy Ghost Prep to help them repair the parapet and spires on the clock tower of the main building.  The school is a private Catholic college preparatory school for young men in Cornwells Heights, Bensalem, Pennsylvania within the Archdiocese of Philadelphia. It was founded in 1897 by the Spiritan missionaries.Crews needed access to the roof to remove and repair spires and replace the damaged parapet wall.  We used system scaffold and decked in the top two levels to give them a solid work platform.Here you can see what the tower, spires, and parapet normally look like.
We built an intricate stair tower for crews to gain access and then fenced it in for added protection.

 
They also needed a trash chute from the top of the roof down to the dumpster on the ground level. Here you can see the access needed to get to the crumbling parapet walls.  It also shows where the spires used to be.  They will all be put back up again once everything is repaired.Crews are replacing and repairing the stones and masonry work around the parapet.
Time and the elements will take a toll on the masonry work.  Every decade or two they need some touch up. This is the base of one of the spires that is being repaired.

 
Here you can the access we provided all the around the parapet.  And in the second shot you can see the debris netting we installed for added protection.

Peepin’ – Hidin’ – Scaffolding Anyway You Want it.

There are certain jobs that scream – LOOK AT ME and there are ones that kind of creep up on you – like this job at 113 E. Main St., Newark, DE.
It’s right on the busy section of town where the college students roam. From the front you can see a gorgeous custom-built overhead protection system that was put into place to keep the pedestrians safe along the sidewalk and the businesses open during façade restoration.  But from the side you see… (Scroll to bottom for video of the job)
 
Let’s start with the canopy first.  Pinnacle is a master of crafting functional yet attractive overhead protection systems for their clients. Safety for pedestrians is our main concern while the construction, renovation or masonry work goes on overhead.

And this system canopy was no different. It allowed the Stone Balloon Ale House and all of the other businesses out front to remain open while façade work goes on around the building.

This custom sized canopy protects the patrons on the patio, the tenants as they go about their daily routine and the pedestrians who pass by. And best of all it looks great like it could have been designed into the original architecture. Okay – maybe not that good.

And then you have the “creep” factor on the rest of this job. It just kind of creeps up on you but behind the front of the building lays a very large scaffolding job.

Hidden back there is a 60’ tall X 200’ long (800 lineal foot) scaffold that will allow restoration and masonry crews complete access to each floor and every inch of the façade.

This 6 story system scaffold sits on the ground next to the walkway that spans between the two buildings. It’s a very busy complex and area with the University of Delaware students traveling to and fro.

We also have a Beta Track material hoist that helps get equipment to the crew safely and efficiently.
 
The entire scaffold will be wrapped in debris netting to further protect the pedestrians and tenants. Trash chutes will be added to help move debris from each floor to the ground level receptacles.
These photos and video were shot as the scaffold was being erected so there is more to come. I’ll try to update it with additional pics.

The job is being done in phases so as one section finishes crews will move the scaffolding around to the next section. And that’s a lot of scaffolding.

So the next time you’re a bopping around town and you see a cool overhead protection system out front of an establishment you might want to peek around the side to see if there is anything else going on. It might just surprise you.

Mast climbers and overhead protection at AIG building, Wilmington, DE

Pinnacle Scaffold is providing mast climbers and overhead protection for the renovation of the AIG, Alico (now MetLife) Building at 600 N. King street in Wilmington, DE.
The building is in the middle of a major renovation including a new lobby, elevators, mechanical and system upgrades as well as a major façade improvements – and that’s where Pinnacle comes in.
We are providing 3 twin mast climbers that will work on all 4 sides of the building.They are renovating in phases so the mast climbers will move to opposite sides of the building once the work on the current side is complete. Crews are cleaning, re-caulking and replacing windows and metal panels.

Using mast climbers can be a good, cost effective alternative to traditional scaffolding, especially when working from the ground up and multiple trips are needed.

These twin mast climbing units run at about 35 feet per minute.

On the surface this looks like a typical mast climber job but it’s far from it. What you don’t see are the shoring towers beneath each mast climber base platform to distribute the weight of the base units and towers down through the 4 story parking garage that sits underneath the structure.

A big shout out to Ron and John at Alternate Design Solutions who engineered the grillage plans using shoring towers and steel beams to disperse the weight of the mast climbers up above.   There is a shoring tower on each floor of the parking garage below. (I will add pics when I get a chance)
Pinnacle also provided overhead protection systems on the north and south sides of the building for customer access to the high rise while the façade renovation takes place.

These canopies use system scaffold and are wrapped in debris netting for added protection.
This will be a 4-6 month renovation project working with Wohlsen construction. PSC is proud to be working with them and the other companies on this project.
600 N. King Street is ideally situated in the heart of downtown Wilmington.
It is just blocks from the Wilmington Amtrak Station, various Riverfront attractions and the New Castle County Courthouse.

Hard work, dedication & scaffolding at Holy Trinity Greek Orthodox Church

Pinnacle Scaffold provides scaffolding to the Holy Trinity Greek Orthodox Chuch at 808 N. Broom St., in Wilmington, DE.

I had to post this because on their website they describe the Greek Community this way:

“The Greek Community in Wilmington came together like most other ethnic groups around the country. What brought them to Wilmington was the promise of the opportunity that a growing city could offer. The early Greek pioneers in Wilmington were not afraid of work. They accepted just about every type of work. But, once they established themselves, they set about forming associations and a “Greek” school for their children, and their church, what we now call Holy Trinity.”

And this really struck a chord with us at Pinnacle. By being early pioneers in the business and not being afraid to work and take almost any job to establish a great reputation in a growing region has been our mantra. We can only hope to achieve a modicum of the success that the Greek Community has.
